Are Realtor rebates legal in Florida?

Yes. Buyer rebates are legal in Florida when structured in compliance with applicable laws and brokerage requirements. On eligible transactions, I share a portion of the buyer-agent compensation with qualified buyers. Rebates are subject to builder policies, lender approval, title company requirements, applicable law, and the commission actually paid.

What is a buyer rebate?

A buyer rebate is a portion of the real estate commission that is shared with the homebuyer on eligible transactions. Instead of retaining the full commission, I return part of it to qualified buyers at closing in a manner permitted by law and the transaction.

How much can I receive?

Qualified buyers may receive up to 1.5% of the eligible purchase price. The actual amount depends on the commission offered by the builder, lender limitations, title company requirements, and other transaction-specific factors.

Does using a Realtor cost me anything?

No, my service is paid for by the builder and costs you nothing.

Can I still receive builder incentives?

Yes! Builder financing offers, design-center credits, closing-cost assistance, and promotional incentives are separate from the buyer rebate.

Why should I contact you before visiting a builder?

Many builders require your Realtor to be identified or registered before or during your first visit. Contacting me first helps establish your representation correctly and determine whether your purchase may qualify for a rebate.

When do I receive the rebate?

The rebate is generally provided at closing as a credit towards eligible costs.

Do all builders participate?

The majority of builders do participate, but I'll review the builder's compensation structure and explain whether your purchase qualifies before you move forward.

Will you negotiate with the builder?

Yes. I help review pricing, incentives, upgrades, closing costs, and contract terms whenever negotiation opportunities are available.

The primary focus of Florida Home Savings is helping buyers purchase new construction homes throughout Florida while maximizing available savings.
